Property is an excellent hedge against inflation in Singapore, since the scarcity of land means that prices always appreciate. However, a portfolio comprising mostly of property is illiquid, unless you have the sort of portfolio and credit rating that grants access to credit lines and other forms of funding.
For me, a good property portfolio would have heavy weightage
towards warehouses, particularly temperature controlled warehouses, and bonded
stores. The residential and commercial
retail market has volatility. There is
always a shortage of good warehouses.
